The UK build-to-rent (BTR) sector has been largely overlooked by investors, despite its potential for long-term income and addressing affordability challenges for renters. The sector offers robust income and has remained resilient due to strong inflation linkage and investment fundamentals. However, institutional investment in BTR has been limited, with less than 2% of the UK's private rented housing being institutionally owned. There is a shortage of mid-market BTR homes, with much of the existing investment focused on luxury flats for high earners. Investing in underserved cities can improve affordability and diversify income streams. BTR investment can also provide higher-quality, energy-efficient properties, reducing energy bills for renters.
